This ongoing renewal project involves a full-scale envelope restoration to improve the building’s performance, appearance, and longevity. We are removing and replacing deteriorated sealant at all critical junctions, including window wall perimeters, scupper drains, control joints, transition areas, and balcony railing mounts. All vertical concrete walls and soffits are being pressure washed, prepared, and recoated using high-performance elastomeric and acrylic coatings, with localized scraping and priming where required.
We are resurfacing all slab edges, balcony parapet caps, and field membranes with durable urethane topcoats, while meticulously patching bug holes and addressing cracks prior to coating. Mortar cracks on brick veneer walls are being repaired on a time and materials basis, along with rebar treatment and concrete patching at exposed sections as directed by the consultant.
To further extend the structure’s lifespan, we are cleaning the entire building, including townhouses, and replacing vent grilles with new powder-coated ones for a modern, cohesive finish. Additional work includes metal flashing replacement at the front entrance and corrosion treatment of metal structures.
